What this cannot tell you

This is a signpost, not a planning search. It reports what is on the national register, and coverage is uneven because contributing to it is voluntary: listed buildings reach 98% of postcode districts, conservation areas 86%, tree preservation orders 39% and Article 4 directions 36%. A silence here is frequently a gap in the register, not an absence of the constraint.

It also cannot see your property. Permitted development depends on what has already been built, how close you are to a boundary, whether the house was converted from something else and a dozen things no register records. The council's duty planner will tell you in ten minutes what no dataset can.
